DAYTON, Ohio, March 29, 2016 (SEND2PRESS NEWSWIRE) — Liberty Savings Bank, FSB, a family-owned institution located in downtown Dayton, has embarked on an ambitious $870,000 project with Tipp City-based Energy Optimizers, USA, to transform the 85-year-old Liberty Tower high rise into an energy-efficient powerhouse.

Energy Optimizers, USA, is replacing the building’s aging electrical and HVAC systems with state-of-the-art technology that will save an estimated $99,000 annually in utility costs and provide an anticipated payback of eight years. Work is already underway; the project is expected to be completed this summer.

Specifically, Energy Optimizers, USA, will:
* Replace all interior and exterior lighting with LED lights
* Replace outdated controls on major HVAC systems
* Install advanced programming measures
* Replace the existing steam boiler with two vertical fire tube boilers
* Replace the existing domestic hot water heater with two heat pump water heaters.

LED lighting uses an average of 60 percent less energy than the systems being replaced. Advanced programming measures and new controls will enable the HVAC systems to be managed for maximum efficiency. All savings are guaranteed by Energy Optimizers, USA.

The project will yield more than just annual savings. The project is also expected to generate more than $70,000 in rebates from DP&L.

Energy Optimizers, USA, has assisted Liberty Savings Bank with obtaining DRG3 Green Business certification. The certification is awarded by Dayton Regional Green 3 in recognition of organizations that take voluntary steps to protect, preserve and improve the environment. To qualify, organizations must complete an application that documents their efforts to reduce and recycle solid waste, make environmentally preferable purchases, conserve energy and water, and prevent pollution. Organizations must also complete an energy audit of their facilities.

The building, an Art Deco landmark in downtown Dayton, was built in 1931 and is on the National Register of Historic Places. Liberty Tower’s local ownership and on-site management provide a unique environment for tenants to conduct business in a well-maintained, historic location in the heart of downtown Dayton. The Tower’s diverse tenant population currently occupies 90% of the building’s 114,000 square feet.
